What to Watch For on a Historic Foundation
You don't need to be an expert — just know what's normal aging versus what's worth a call. Here are the signs that usually mean it's time to have someone take a look.
Crumbling or missing mortar
If you can scratch the mortar out with a key, or you see gaps between stones, the mortar has likely failed and water can get in.
Stones that look loose or shifted
A stone sitting slightly out of line, or one that wiggles when pressed, is a sign the wall has moved and needs attention.
Water or dampness inside
Damp patches, a musty smell, or water on the basement floor after rain usually means it's coming in through the foundation, not just condensation.
New or growing cracks
Small hairline cracks are common, but cracks that are widening, stair-stepping, or letting light through are worth having checked.
Doors and windows sticking
If doors or windows upstairs have started sticking or no longer close square, it can be a sign of foundation movement below.
A worn or sagging cellar entrance
